Mandarin Chinese sentence structure is quite different than English or other European languages.

Since the word order doesn’t match, sentences which are translated word-for-word to Mandarin will be difficult to understand.

You must learn to think in Mandarin Chinese when speaking the language.

1. Subject (who)

Just like English, Mandarin Chinese subjects come at the beginning of the sentence.

2. Time (when)

Time expressions come immediately before or after the subject.

John yesterday went to the doctor.

Yesterday John went to the doctor.

3. Place (where)

To explain where an event happened, the place expression comes before the verb.

Mary in school met her friend.

4. Prepositional Phrase (with whom, to whom etc.)

These are phrases which qualify an activity. They are placed before the verb and after the place expression.

Susan yesterday at work with her friend ate lunch.

5. Object

The Mandarin Chinese object has a great deal of flexibility. It is usually placed after the verb, but other possibilities include before the verb, before the subject, or even omitted. Conversational Mandarin often omits both the subject and the object when the context makes the meaning clear.

I like on the train read the newspaper.

There are three main types of Mandarin verbs – Stative Verbs, Activity Verbs, and Achievement Verbs. Sta [...]

There are three main types of Mandarin verbs – Stative Verbs, Activity Verbs, and Achievement Verbs. Stative verbs describe a relatively unchanging state, while activity and achievement verbs are used for actions or activities.

Examples Of Activity Verbs

Mandarin activity verbs include:

吃 – chī – to eat

喝 – hē – to drink

看 – kàn – to see

說 / 说 – shuō – to talk

買 / 买 – mǎi – to buy

Activity verbs are defined as actions which have duration. This distinguishes them from stative verbs and achievement verbs, which have no duration.

Duration Of Activity Verbs

All activity verbs can take place over a period of time, which we can specify with expressions such as the verb suffix 着 (zhe – indicating an on-going action), or 正 (zhèng) and 正在 (zhèngzài), both of which indicate that the action is occurring at the present moment.

The verb suffix 了 (le) can be used with activity verbs to show that the action occurred in the past. A time duration can be used with the 了 (le) suffix, as in the following example:

他念書念了一個鐘頭。

他念书念了一个钟头。

Tā niànshū niàn le yīgè zhōngtóu.

He studied for one hour.

Direct Objects With Activity Verbs

Most activity verbs have direct objects, as seen in the example above, where the direct object of 念 (niàn – to study) is 書/书 (shū – book).

Some activity verbs have default direct objects, which are always used if there is no other direct object. Examples of default direct objects include:

念書 / 念书 – niànshū – to study (books)

吃飯 / 吃饭 – chīfàn – to eat (rice)

說話 / 说话 – shuō huà – to speak (words)

Most of these default direct objects are not translated into English.

Shanghai has reaffirmed its commitment to real estate curbs in an apparent attempt to dismiss expectations that China’s commercial hub will ease some restrictions on property purchases.

The official Shanghai Securities News reported last week that non-local residents of Shanghai would qualify to buy second homes once they have held residence in the city for three years.

The news was interpreted by some as a sign of Shanghai starting to ease curbs on the real estate sector, spurring a rally in property shares.

The Shanghai government said in a statement late on Tuesday that it would stick to existing real estate policies, clarifying that only Shanghai residents qualify to buy second homes.

The Chinese property sector has been a prime target in Beijing’s fight against soaring inflation. Data over the weekend showed China’s home prices fell in January from December, the fourth monthly fall in a row, indicating the policy-driven property market downturn was deepening.

Despite Beijing showing its willingness to ease policy selectively to bolster growth, rhetoric has been resolutely tight-fisted on the property sector.

Shanghai is the latest city to reaffirm its real estate policies or backtrack from easing measures.

Local media reported that the third-tier Chinese city of Wuhu in Anhui province had suspended plans to ease property restrictions last week after they were slammed by experts.

The Shanghai city government is offering lower taxation for the average home purchase after revising the stand [...]

The Shanghai city government is offering lower taxation for the average home purchase after revising the standards of “ordinary” houses on Thursday.

However, experts are cautious about whether the new standards will help “wait-and-see” homebuyers make a faster decision.

An apartment located within the city’s Inner Ring Road and priced at less than 3.3 million yuan will be defined as “ordinary” houses, according to an announcement from the municipal government on Thursday.

Similarly, houses located between the Inner Ring Road and the Outer Ring Road and priced at less than 2 million yuan, and those located outside the Outer Ring Road and at a cost of less than 1.6 million yuan will all be regarded as “ordinary” houses since March 1.

The current standard for ordinary housing was framed more than three years ago in November 2008.

According to the framework, houses located within the Inner Ring Road and priced at less than 2.45 million yuan, those between the Inner Ring Road and the Outer Ring Road and costing less than 1.4 million yuan, and those outside the Outer Ring Road and priced at no more than 0.98 million yuan are designated as ordinary houses.

“Over the past three years, both the city’s home prices and consumer products prices have changed a lot, and that means a large number of houses no longer belong to the current ordinary house standard.

This criteria adjustment serves the purpose of keeping up with the actual market changes, and will increase the supply of ordinary homes,” said the announcement.
